149 Sutherlin Avenue was built in 1908 by the Church family who originally established the historic district’s famous Midtown Market. The house originally measured 2,546 square feet, but was recently enlarged by about one hundred square feet. The house features two full and two half baths, formal living and dining rooms, an office area, a Florida room, two bedrooms, a pantry/laundry room, a butler’s pantry, a spacious kitchen, walk-out basement, and a billiard room (The billiard room does feature a closet and exterior windows thus could easily be converted into a third bedroom).
A most attractive aspect from a buyer’s point of view is that although the house offers all the charm of a stately Victorian home, the systems have all been updated to modern standards. The walls, ceilings, and floors have all been insulated (the walls alone cost over $4,000 in 1995). All ceilings have been replaced or covered with smooth-finished drywall. The house was rewired and the electrical service was updated to a 200 amp breaker panel (There is one remaining knob and tube circuit. There is an electrician’s certification that this circuit is safe). Two forced-air high-efficiency gas furnaces have been installed (1995), as well as central air conditioning (1996). The plumbing has been upgraded to modern materials (copper supply lines and PVC or ABS drains), including a new supply line in from the street. A fifty-gallon lifetime-warranty water heater was installed in 1998. The roof was rebuilt in 1996 with forty-year architectural shingles. The present owners are a part-time contractor* and wife and together they have extensively remodeled the house, although great care was taken to retain its original old-house charm.. There is a wrap-around porch on the front and left sides measuring approximately seven by seventy feet. There is a tri-level deck on the back of the house, and the spa, which is on the upper deck (purchased in 2006) remains. There are four fireplaces, four of which are functional (The chimney in what is presently the billiard room contains the furnace flue). Three of the mantels are original, the fourth is of the era and area, and the ceramic tile surrounds are intact, which is very unusual for a house of this age. The fireplaces are located in the living room, dining room, master bedroom, and what is currently the billiard room. There are oak floors throughout, with the exception of the kitchen and bathrooms which all have ceramic tile or mosaic porcelain. There is custom wall-to-wall carpet in the master bedroom in a unique Victorian pattern. There is a gracious central staircase with original handrail and spindles. There are tall baseboard moldings and wide, fluted door and window casings throughout, as well as crown or picture moldings in many rooms. There are French pocket doors separating the living room from hall and dining room from kitchen. There is a sleeping porch on the rear second floor which the current owners are currently using as a large, walk-in closet. Evidence was preserved that the house at one time had functional wooden shutters (one set remains), so future owners may re-install these.
Lastly, there are several features of this house which are out of the ordinary for a Victorian home. There is a walk-out basement with concrete floor. There is off-street parking for two-plus cars. There is an in-ground sprinkler system in the front yard. The backyard is completely fenced, including a six-foot privacy fence across the back. There are many (five) closets - a very unusual feature - not including the aforementioned walk-in close/sleeping porch. There is a built-in window seat in the master bedroom which provides extra storage, as well as a built-in lingerie chest in the master bedroom closet. For additional storage, there is a pull-down staircase to the attic.
The owners are moving into a furnished condo in South Carolina, therefore many of the furnishings are available or are included in the price. The Brunswick slate-bed pool table and all of the billiard room furnishings can or will remain. (This is included in the asking price). There are two valuable oriental rugs (living room and billiard room) to remain. Blinds, mini-blinds and other window treatments remain. The stove, refrigerator, dishwasher, and above-range microwave remain. As mentioned before, the three-person spa remains. There is currently a cabinet shop in the basement - all of the stationary woodworking tools are available. Much of the furniture and furnishings are available.
